If you have deeded riparian rights and not the riparian owner can you list your house as waterfront?

I own 75' of lakefront property in upstate NY. My neighbor has deeded riparian rights and is selling his house. The realtor listed it as lakefront property but his property does not touch the lake. To me it is misleading by the realtor.
